What operators in this sector ask

Both, through entirely separate funnels. An individual books a desk in a day off a local search; a fifteen-person team runs a multi-week evaluation with a procurement step. Running them through one campaign, one landing page and one follow-up sequence underserves both. Enterprise demand carries longer contracts and lower churn, so it usually justifies a dedicated track.

Contract length and expansion, more than satisfaction programmes. Month-to-month members churn at multiples of annual members, so pricing that makes commitment attractive changes the churn profile structurally. Beyond that, the cheapest growth is a team already in the building taking more space — most operators have no pipeline for it at all.

For teams, effectively always — the space is the product and it is evaluated in person. For individual desks, an increasing share book without visiting when photography, floor plans and a clear cancellation policy do the work. Do not force a tour on a segment that does not want one.

Substantially, for individual and small-team demand, which searches locally with immediate intent. For enterprise it matters far less; that demand arrives through brokers, referrals and direct search, and needs a different set of assets entirely.
